Leasing
The firm has a large leasing department headed by June Spark, who has over 30 years experience in the residential leasing market. June and her team can assist with all aspects of residential property letting including
- preparing an information brochure,
- arranging for photographs to be taken,
- listing the property with Aberdeen Solicitors Property Centre,
- handling all viewings with prospective tenants,
- assisting with the landlord registration process
- advising on how to comply with regulations (obtaining the electrical and gas safety checks and issuing the appropriate statutory notices to incoming tenants)
- preparing lease documentation.
Once a tenant has been found, our leasing department can deal with the monthly factoring of the property including –
- receiving rent from the tenant,
- dealing with any problems identified by the sitting tenant,
- carrying out periodic inspections of the property and
- (on termination of the lease) serving the appropriate statutory notices to the outgoing tenant,
- carrying out a final inspection and
- (if appropriate) arranging for the lease subjects to be professionally cleaned.
